This ideal lake shore property in the Alexandria area is calling out to a new owner to enjoy and make a dream come true on this 1.77 acre lot that features 174 linear feet of lake shore on Long Lake where fishing, swimming, and recreation are an everyday treat!

This well-maintained property is already set-up with a gravel road, a gravel pad for a camper, a gravel pad for parking, and electric.  There is also a concrete fire ring and pavers steps were put in for going to the lake.

Another great feature of this property are the "across the lake views."  As you can see in the pictures, the property across the lake is undeveloped as it is agricultural land.  This means nothing but post-card like scenic views from your shore each and every day.

The family that owns the property is selling because their main house is now on a good sized property on water.  This is the first time the property has been on the market since they have owned it so the opportunity for you to own this idyllic property is now.

It is currently set-up to support an RV, camper, 5-wheel, or tents but with 1.77 acres it is also ready for a house, cabin, sheds, or any combination that you could imagine!

The reserve is set low compared to other comparable properties that have recently sold nearby so bid with confidence and make your lake shore property dream a reality right now!

Tecor (now Blast One) Series 5000 Industrial Heavy Equipment & Automotive Paint Booth 44' x 16' x 16'

Tecor (now Blast One) Series 5000 Paint Booth / Room 44' x 16' x 16' with exhaust system and mixing room.  This unit was purchased new in 2009 for $109,000.00 and was lightly used indoors only for a couple of years and then left untouched until now.  This unit features the semi-downdraft airflow configuration.

Measures

44' x 16' x 16'

Description

Tecor (now Blast One) Series 5000 Heavy Equipment Spray booths are specifically designed for finishing large equipment such as automobiles, trucks, buses, heavy equipment, watercraft, and trains. Airflow configurations range from full downdraft, semi-downdraft, and CrossFlow depending on your application requirements. The Series 5000 spray booths are available with many additional options to enhance the finishing environment and maximize productivity including personnel lifts, product hoists, and conveyor systems.

More Information

The company discontinued using it over 5 years ago (approximately 2011/2012) as all painting jobs were contracted out from that point and on.  The owner evaluates that machine has less than 10% wear.  The full unit was built into an existing facility indoors so even the exterior panels are still in great condition with minimal wear.  Unit has a side service door and double access doors w/ glass measuring 9' tall × 8'.  Capable of fork lift access.  Paint mixing room is approximately 10' x 6'.  All of the duct work is included and certainly can be modified for your use.

The unit has been disassembled and is ready to move into your location!  The mixing room is still intact and on a trailer (see photos 4 & 5).

Because this was built into a facility it has no front doors (the red doors in the photos were a part of the facility structure and are not included).

Estimated Value: $60,000 - $80,000

Over $40,000 in parts and labor not including the car itself.  The build sheets will go to the new owner.  This car has low miles on the build and was never raced.  '68 was the first year Nova got the SS badging True SS car.

The invoices said it got a fresh updated clutches and rebuild kit to handle the engine. Tons of receipts, the binder you will recieve is full.  The hot rod shop involved said he couldn't build that engine alone for under $15,000 - a SWEET engine!  $12,000 for the body...on and on.  Nothing was spared in building this dream car!

Unfortunately the passionate owner behind this beauty passed away short after the build and didn't get to enjoy it long.

8/25/2015 UPDATE:  THE RESERVE ON THIS CASH COW IS ONLY $69,500 SO DON'T BE AFRAID TO INVEST IN THIS PRIME COMMERCIAL LOCATION!

Commercial building in New Prague.  Prime location.  Great building with newer roof, trusses, and shingles in 2004.  New asphalt in 2006.  High traffic and high visibility on the major street through town.  Great for a fast food restaurant, car dealership (nice mechanic sales & service shop is right next door), office, call center, or any other business.  City zoning seems very cooperative when we spoke with them about the property.

Shingle the building all the way down, add matching stucco, or leave just as is.

Was the main laundromat in town for many years.  All of the laundromat equipment is or will be removed prior to closing.  The laundromat sign will be removed prior to closing and does not come with the sale.

Redo the concrete block interior any way you'd like for very little equity - there is plenty of space to make it very useful to your commercial goals.

IMMACULATE!  CLEAN!  FULL OF LIFE!

A 31 foot, 2005 Four Winds Chateau purchased new in 2007 and barely used!

Only 5,637 pampered miles on this fully stock, fully loaded dream machine.  All six tires are fresh with only ~200 miles on them.  Comes with everything you need to hit the road: $55 in gas, utensils, cookware, appliances, cleaning supplies, and more!  FULL SHOWER!

The couch in the living room area has an electric slide out.  There are awnings on both sides of the vehicle.

This one comes with a cover!

The roof and sunlight were replaced a couple of year back.  The ONAN generator needs it's plugs reconnected since it's last winterization (it awaits your "springerization"!).

The only thing this prize needs is a look at the seal around the skylight (which should be done annually and is very simply and inexpensive to do) and some food in the refrigerator!  The consignor mentioned that there is a slight water leak that drips into the driver's side seat from a possible small leak in the skylight.

History:

Much like tropical dials and Paul Newman Daytona’s, “Tiffany dials” are another minute variation in the world of vintage Rolex that can often bring in enormous premiums at auction.

As a well-known jewelry retailer, Tiffany & Co. sold timepieces from a variety of manufacturers, including Rolex. Around the late 1950’s, Tiffany & Co. began printing their name on the dials of the watches sold in their stores. The very first Tiffany-branded dials had the Tiffany name added by hand at their New York City location; however in later years, much of the printing was actually done Geneva, Switzerland. These now vintage Rolex watches with a Tiffany dial has steadily increased in price.

Although Tiffany & Co. did stamp their name on quite a few Rolex dials, many watches with Tiffany dials actually came pre-printed from Rolex. Since Tiffany & Co. had a service center, they also stocked replacement dials for their own repair purposes. As a result, many of the replacement Tiffany-branded dials were stamped at one of their service centers or retail locations.

Since both Rolex and Tiffany & Co. were printing dials with the Tiffany name, a variety of inconsistencies exists among Tiffany-branded dials. Additionally, Tiffany & Co. did not have a singular location in which all of the dial printing was done, so an even greater range of incongruences exists.

For several decades, Tiffany-branded Rolex watches could be sent to either company for servicing. In the early 1990’s, Rolex made the decision to stop supplying co-branded watches, and would no longer honor warranties if the dial stampings had been done at a Tiffany & Co. location. As a result, Tiffany & Co. stopped selling Rolex watches, and the two companies parted ways.

For vintage Rolex collectors, Tiffany dials represent a past era in the company’s history. Rolex now prides itself on an entirely in-house production process, and a tight level of quality control. Co-branded dials, let alone the highly inconsistent dial printing process that took place during the partnership with Tiffany & Co. are not something that Rolex would ever tolerate today – and that is exactly why collectors will pay a premium for them at auction.

A collectors and drivers dream come true!

This is a truly remarkable example of this classic roadster!  The reserve is set way below the NADA value and is ready for you to own it.  Only 6,011 ever produced.

This pristine 1975 450SL has only 50,xxx original miles. It's 100% original and authentic!  Always garaged and covered.  The interior looks amazing!  Beautiful, eye-catching red that really stands out against the classy silver exterior.  The black soft top is in perfect condition as it is a new "old" factory original replacement that was purchased and installed within the past two years.  The silver hard top is original and in excellent condition (see photos). The deluxe Mercedes original aluminum alloy wheels are a standout on new Michelin tires. It also has the original Becker Europa II AM/FM cassette stereo.  The original manual and maintenance records are in the glove compartment.

The quality of this automobile is unquestionable; a true head turner!  NADA puts the value on this automobile at $27,900. The Historic Automobile Group index (HAG) reports that this vehicle has appreciated around 39% over the past 3 years and trending indicates it will continue to appreciate.

There is mechanically nothing wrong with this vehicle: it has been well maintained.  The radio is not currently working.  The rewiring to get it operational should be minimal.  The fabric in the back is slightly loose.  The owner decided to leave it as is to keep everything 100% original.  The new owner can decide to either tack it back up or just leave it as is (see last photos). There are some smaller scratches on the left-front (see photos) and near the gas cap.  Owner was advised to leave it as-is again - to keep everything original.

There is a squeak in the belt which should be easily remedied (see engine video).

It's rare to find such a value on a natural 3.07 carat brilliant round cut diamond.

Super clean internally, Clarity: VS, Color M-N. Our estimates believe this particular diamond was hand cut back in the late 60's, early 1970's. It has a massive look, 9.5mm diameter, larger than most 3.00cts due to its specifically designed large table in order capture the white light.

Appraised Value: $29,500 (appraisal included); Reserve is only $9750.00; please research this to see how below market this price is for this stone.  ShaneCo, for example, has 3.07 carat diamonds (F to I color, VS2 to I2 clarity) selling for $17,600 to $68,000+ on their website.  This is an EXCELLENT opportunity to obtain a rare sized, massive diamond at a very affordable price point!
