REMOVAL TIMES: Appointments can be made under your account at k-bid.com. Appointments help us facilitate a faster pick up for everyone. We are not able to accommodate special requests for alternative times or dates. We typically do not have access to the home after the auction pickup. We request that you do not bid if you are not able to pick up your items on the day and time specified.
PACKING MATERIALS: No packing materials or boxes are provided. Customers are responsible to make sure they have all their items before leaving the pickup area. Simplicity Estate Solutions is not responsible for items forgotten or left behind.
UNPAID NO SHOWS: After the removal time has expired, all unpaid invoices will be processed as a NO SHOW. Those lots will be considered abandoned and disposed of at the affiliate's discretion. The lots may be re-listed for lack of payment. NO SHOWS run the risk of having their account disabled by K-BID and penalty fees may be incurred to have an account reinstated.
PAID NO SHOWS: Items that have been paid for and have not been picked up by the end of the removal time listed in the auction will be considered abandoned and Simplicity Estate Solutions will dispose of or re-list items as they see fit. NO REFUNDS will be made.

PAYMENTS ACCEPTED: Cash and credit card accepted, wire transfers required over $5000. We do not accept checks. At our discretion, we MAY accept CC's over $5,000, however the buyer will be subject to a 3% surcharge.
REMOVAL: Inspection and removal times are firm. If you are unable to honor the times posted, please do not bid. After the removal time has expired, all unpaid invoices will be processed as NO SHOWS and all remaining lots will be considered abandoned and disposed of at the affiliate’s discretion. NO SHOWS run the risk of having their account locked down by K-BID and penalty fees may be incurred.
SHIPPING (IF YOU CHOOSE SHIPPING): We do our best to package items safely and securely in boxes, but once the package has left our location, we are NO LONGER RESPONSIBLE for any mishap including, but not limited to, breakage and lost packages. We normally use UPS for shipping. Shipping fees will include: 1. packaging supplies (box and any stuffing/bubble wrap needed), 2. UPS/USPS shipping fees, 3. small surcharge for handling of $5-$10 per lot, depending on how much handling is involved. We try to combine multiple lots when possible.
ABANDONED ITEMS: Items paid for, but not picked up during the removal will be considered abandoned and no refunds will be issued.
REMOVAL HELP: Employees of Simplicity Estate Solutions are unable to help lift, carry or transport any heavy items. Please bring appropriate help for the removal of items.
ITEM CONDITION: We do our best to provide accurate pictures and descriptions. However, every auction item is sold as is/where it is with no guarantees or warranties. It is the bidder’s responsibility to inspect and evaluate any items prior to bidding. Items will be available for inspection by appointment. All items are a final sale with no refunds or returns. It is the bidder’s responsibility to inspect items before they leave the auction premises. No refunds will be made on items that have left the auction premises.
*Unless noted, all items are in used condition and may show signs of use and wear.

This auction is contracted and managed by an independent affiliate. By placing a bid, you agree to both the auction-specific terms listed on this page and the K-BID User Terms and Agreements.
Platform Role
K-BID Online, Inc. (“K-BID”) operates and maintains K-BID.com as a venue for independent auction companies (“Affiliates”) to conduct online auctions.
Affiliates are independent entities and are not employees, agents, or representatives of K-BID. K-BID’s knowledge of individual auctions is limited to the information provided on the website.
Bidder Responsibilities
By placing a bid, you confirm that you are at least 18 years old and agree to comply with all applicable terms.
Inspection & Removal
Inspection dates and times are provided for every auction. Bidders are strongly encouraged to inspect items prior to bidding.
Removal day is not an inspection day.
Once an auction closes and an invoice is issued, the winning bidder is obligated to complete the purchase.
Item Condition
All items are sold “as is, where is,” with no guarantees or warranties. Buyers are responsible for their own due diligence.
Buyer’s Premium
If applicable, Buyer’s Premium caps are applied per item, not per invoice.
Auction Process
Compliance & Enforcement
Failure to comply with auction terms, including removal requirements, may result in suspension of bidding privileges.
If bidding privileges are suspended due to unpaid invoices:
Duplicate accounts will be deactivated. Suspected fraudulent activity may result in bid removal, account holds, or permanent suspension. K-BID reserves the right to refuse service to any user and may refer fraudulent behavior to appropriate authorities.
Seller Conduct
Sellers and their agents are strictly prohibited from bidding on their own items.
Sales Tax
Applicable sales tax will be collected by the affiliate managing the auction.
SHIPPING: When possible, we will ship smaller items using a third-party shipping service. We do our best to package items safely and securely in boxes, but once the package has left our location, we are NO LONGER RESPONSIBLE for any mishap including, but not limited to, breakage and lost packages. We normally use UPS for shipping (we use USPS if rates are considerably lower). Shipping fees will include: 1. packaging supplies (box and any stuffing/bubble wrap needed - we do try to recycle packaging materials, and if we can there is no fee for this), 2. UPS/USPS shipping fees including pick up fees, 3. small surcharge for handling of $15 for the first lot, $5-$10 per lot thereafter if lots can be combined depending on how much handling/wrapping is needed. We try to combine multiple lots when possible. If they cannot be combined, the handling fee is $15 for each package prepared, no less.
If you would like an item shipped
1. Invoice for items must be paid in full.
2. TEXT 952-212-9581 or email us at connect@simplicityestatesolutions.com with your name, phone number, bidder number, and auction title stating, “Please ship these items”.
3. We will then get you a quote based on the size of the box needed, weight, and location and will then contact you with a quote to pay for shipping via credit card through Square.
4. UPS items get picked up at our location, USPS items get delivered to post office. Please allow 5-10 days for processing time plus shipping time.
