You are bidding on full Hunting / Camping / Trapping rights on a 40 acre tract of land for the 2018 Hunting Season and Winter Sports Season with / hunting and trapping access through the end of April, 2019. This is a remote tract of land with no improvements. There is lodging in the nearby town of Hawley or a little further in Detroit Lakes, or you can bring your camper, and use your judgement on where to park it. There is a gravel road running down one side of the land, and it is a square parcel. The basic layout is a meadow / woods on the front 1/3, Felton Creek creates a low area in the middle 1/3 and the back 1/3 is higher ground. There is not an established driving access into the property, and the back 1/3 is accessible only by walking through the low land. You will have full access for any legal use of the land, provided it is left in similar condition at the end of April, 2018.
40 acres gives you room to hike, spread out and hunt. The surrounding land is mainly field, brush and low land along Felton Creek. Check out the property using Google earth, or feel free to stop by and inspect it in person. The nearest cross roads are 120th Ave N and 210th St N runs along the edge of the property. It is located between the towns of Felton and Hitterdale, in Clay County, MN.
Winning bidder will need to sign a hunting lease and make payment for the full Fall / Winter season. You are bidding on the full lease payment from when the lease is signed through the end of April, 2019. Lots of time to set up, hunt and enjoy winter sports and camping in a remote secluded peaceful space!

At the time the winning bidder pays the invoice in full, access to the land and risk of loss passes immediately to the bidder.
