REAL ESTATE TERMS & CONDITIONS: Winning bidder(s) must have a non-refundable cashier's check in the amount of $10,000 to be used as the earnest monies and a bank letter of pre-approval for the entire amount of the winning bid (plus applicable fees including a 3% buyers premium) within 48 hours of the close of the auction with the balance due within approximately 30 days of the auction close. Possession shall be granted pending a successful closing.
We are accepting conventional loans, cash, and other methods of payments. All bidders should inspect the property prior to bidding. It is also the bidders responsibility to know all of the city, county, state, and federal regulations for the properties intended use so that the buyer can be insured that the property will meet the buyer's needs for use.
The winning bidder(s) will be asked to enter into an AS IS purchase agreement with all aspects of the property AS IS with no exceptions. Any addendum posted to this or any other listing for this property between the dates of the auction listing and the auction close shall supersede any previous written or oral information that was given.
If you wish to obtain any other information about this property or for clarity regarding this property prior to bidding, please contact our broker, Steve Hanson, at (320) 241-0905 or the auctioneer, James Egge, at (952) 261-4942.
This property is being sold AS IS WHERE IS with no warranty being offered. If a potential buyer would like an inspection then the potential buyer would need to order one on their own prior to bidding or prior to the auction close.
Potential buyer can submit a bid offer which, if accepted by the seller, would immediately end the auction.
BUYER'S PREMIUM: A 3% buyer's premium will be added to the final bid price (over reserve). Buyer's Premium Cap of $2500.00 DOES NOT apply to Real Estate Auctions. For example, if the winning bid for this property is $245,000, then the total buyer's premium would be $7350 bringing the total auction cost to the winning bidder of $252350.00 (plus any additional closing fees or other fees regulated by the city, country, state, or federal).
BROKER'S PARTICIPATION: There is a 2.5% broker's participation that will be paid to the broker if the broker's client successfully wins the auction and closes within 31 days from the close of the auction. The broker and the bidder must declare their partnership to Auction House within 24 hours of the first bid being placed or prior to the auction close (whichever comes first) by emailing the auctioneer, James Egge, at mnauctionhouse@gmail.com.
PROPERTY TAXES: Property taxes remaining due in 2017 shall be pro-rated to the time of the successful closing. All taxes due in 2018 and beyond will be the sole responsibility of the new property owner.
