1-Story Building TO BE MOVED OFF school district property
REMOVAL: Building is currently in use and will continue to be occupied through the last day of school on May 27. Removal window: Friday, May 28 through Sunday, June 13, 2021
LOCATION: 1013 3rd St, Waubun, MN (Parcel 19-024-0303). Building is near the corner of Main St & Pleasant Ave (MN HWY 113).
DESCRIPTION: 30' W x 62' L x 15'H, approx. 1800 sq. ft. This is NOT a manufactured, double-wide, or trailer-style home. Original 2x6 framed structure was moved in sections and set on blocks in early 1990s. THERE ARE NO FLOOR JOISTS; instead, a floating, non-structural floor was built on top of the slab. After this, interior walls were framed up and finished on site. Interior walls are built on top of the floating floor, not on blocks like the outer walls. In 2016, siding was replaced and roof was re-shingled. See pictures for condition and layout. Sale includes doors, windows, and general fixtures: baseboard heaters, cabinets, toilets, sinks, lights, etc.
HOUSE MOVING COMPANY: Winning bidder will arrange a separate contract with a house/structure moving company. NOTE: This is NOT a manufactured, double-wide, or trailer-style house. All moving costs are the responsibility of the winning bidder. Neither the School District nor Johnston Trading Company are responsible for any moving costs and make no guarantees on structure's mobility. Winning bidder is responsible for removal of everything above slab level and may not demo or "part out" the house. Auctioneer can put serious bidders in touch with our moving company contact, but you may also contact, receive quotes from, and hire your own company. Costs & estimates will vary greatly based on mileage, power lines, highway routes, permits, conditions at your final site, and companies you contact.
PAYMENT & $1000 REFUNDABLE PROJECT DEPOSIT: Johnston Trading Co. will require a separate project deposit of $1000 in addition to paying your total K-BID invoice (bid amount, buyer’s premium, and sales tax) within 48 hours of auction's closing. Deposit is refundable at conclusion of move, but will be forfeited if building still remains on School District property on Monday, June 14, 2021.

Items with a reserve will not be sold unless the reserve price has been met.
At the close of the auction, active items will remain open until no bids have been received for three minutes.
Applicable sales tax will be collected by the affiliate managing the auction.
In the event that bidding rights are terminated due to no-show invoices, bidders MAY be reinstated at the discretion of K-BID only after a penalty fee of 20% of the unpaid invoice(s) and a reinstatement fee of $25.00 has been paid to K-BID and a scanned copy of your driver's license emailed to us. INVOICED ITEMS WILL NOT BE AWARDED. The payment is punitive and meant to deter no-shows. Duplicate bidder accounts will be deactivated when they are determined to exist. If possible and at our discretion, K-BID reserves the right to delete any bid we believe has been placed by a suspect bidder. Any registration that shows up on our fraud detection system may be placed on hold and bids removed until the user is verified. K-BID Online, Inc reserves the right to disallow anybody from bidding on its website. Cases of obvious bidding with no intent to redeem will be referred to appropriate legal authorities.
Affiliates may lower a lot reserve at any time before or after an auction closes. If the reserve is lowered while the auction is in progress, the applicable reserve message will appear below the Next Required Bid information (Reserve Not Met or Reserve Has Been Met); the asset will sell to the high bidder if the lowered reserve amount is met. If the reserve is lowered after the auction closes, the highest bidder at auction close will receive a winning bidder invoice.
Once an auction begins its closing process, outbid notifications will not be sent.
Once a bid is placed it cannot be retracted.
