If you are bidding, you are aware of the pick-up date and time and it is not our responsibility to send reminders. We do our best to send reminder texts and phone calls when needed.
No packing materials including boxes are provided. Customers are responsible to make sure they have all their items before leaving the pick up/auction site. We are not responsible for items they forget or leave behind.
If purchasing furniture, you will need to bring help as employees do not provide lifting and moving assistance.

IMPORTANT: Inspection and removal times are firm. DO NOT bid on this auction if you are unable to honor the scheduled removal/ pick up time(s) and day. At the close of the removal/ pick up day, all unpaid invoices will be processed as NO SHOWS and all remaining lots will be considered abandoned and disposed of at the affiliates discretion.
Do not bid unless you intend to pay. Payment must be received by the end of the pick-up date/time. For example, if the last pick-up time is 2 pm, you must pay before 2 pm. Non-paying bidders will be marked as a No Show. No refunds will be given for abandoned lots. You have 2 calendar days after the scheduled pick-up date to remove your items. We reserve the right to dispose of the lots if you do not pick up your items after the 2 days have elapsed.
Auction Terms Addendum
This auction is contracted and managed by an independent affiliate. By placing a bid, you agree to both the auction-specific terms listed on this page and the K-BID User Terms and Agreements.
Platform Role
K-BID Online, Inc. (“K-BID”) operates and maintains K-BID.com as a venue for independent auction companies (“Affiliates”) to conduct online auctions.
Affiliates are independent entities and are not employees, agents, or representatives of K-BID. K-BID’s knowledge of individual auctions is limited to the information provided on the website.
Bidder Responsibilities
By placing a bid, you confirm that you are at least 18 years old and agree to comply with all applicable terms.
Inspection & Removal
Inspection dates and times are provided for every auction. Bidders are strongly encouraged to inspect items prior to bidding.
Removal day is not an inspection day.
Once an auction closes and an invoice is issued, the winning bidder is obligated to complete the purchase.
Item Condition
All items are sold “as is, where is,” with no guarantees or warranties. Buyers are responsible for their own due diligence.
Buyer’s Premium
If applicable, Buyer’s Premium caps are applied per item, not per invoice.
Auction Process
Compliance & Enforcement
Failure to comply with auction terms, including removal requirements, may result in suspension of bidding privileges.
If bidding privileges are suspended due to unpaid invoices:
Duplicate accounts will be deactivated. Suspected fraudulent activity may result in bid removal, account holds, or permanent suspension. K-BID reserves the right to refuse service to any user and may refer fraudulent behavior to appropriate authorities.
Seller Conduct
Sellers and their agents are strictly prohibited from bidding on their own items.
Sales Tax
Applicable sales tax will be collected by the affiliate managing the auction.
Items eligible for shipping will be marked in the auction. If the item is eligible and you require shipping, please follow these instructions:
1. Pay your invoice online on the K-BID dashboard.
2. Contact us at mike@heartlandestatesales.com or 651-600-2511
3. Include your bidder number, auction information, and verify the shipping address.
4. We will send you a secondary shipping invoice from Square to your email address.
5. Pay the invoice from Square.
6. Within 7 days after paying for shipping, we will ship the item(s).
There is a $2.50 packing/handling fee in addition to the postage. We will combine lots so you only pay the $2.50 packing/handling fee once.
We will combine items when possible to get the best shipping rate.
Shipping insurance will be autimatically added at the expense of the buyer for items with a hammer price over $100 unless otherwise specified. Insurance on invoices under $100 can be added by request.
