REAL ESTATE TERMS & CONDITIONS: Winning bidder(s) must have a non-refundable cashier's check in the amount of $10,000 to be used as the earnest monies and a bank letter of pre-approval for the entire amount of the winning bid (plus applicable fees including a 3% buyers premium) within 48 hours of the close of the auction with the balance due within approximately 30 days of the auction close. Possession shall be granted pending a successful closing.
This is a cash only sale with no warranties being made or offered and with no contingencies offered, expressed, or implied. All bidders should inspect the property prior to bidding. It is also the bidders responsibility to know all of the city, county, state, and federal regulations for the properties intended use so that the buyer can be insured that the property will meet the buyer's needs for use.

BUYER'S PREMIUM: A 3% buyer's premium will be added to the final bid price (over reserve). For example, if the winning bid for this property is $245,000, then the total buyer's premium would be $7350 bringing the total auction cost to the winning bidder of $252350.00 (plus any additional closing fees or other fees regulated by the city, country, state, or federal).
BROKER'S PARTICIPATION: There is a 2% broker's participation that will be paid to the broker if the broker's client successfully wins the auction and closes within 31 days from the close of the auction. PROPERTY TAXES: Property taxes remaining due in 2016 shall be pro-rated to the time of the successful closing. All taxes due in 2017 and beyond will be the sole responsibility of the new property owner.

Auction House can ship any item(s) that will fit into a 12" x 12" x 8" (or smaller) box and weighs under 50 pounds. A $5 packing materials & handling/hauling fee is added to the actual shipping cost (check www.usps.com under "Calculate a Price").
Auction House can ship either Spee-Dee or USPS (we cannot ship Fed-Ex or UPS). Larger items (such as furniture) can be shipped via a third party company. Call for details before bidding if you are considering having a large item shipped as the cost can be quite substantial.
If you purchase a number of items then multiple 12" x 12" x 8" boxes (or smaller) can be used. There is a $5 per box fee + actual shipping costs per box.
Priority Mail comes with tracking & $50 insurance. If more insurance is needed then the buyer must pay for the auction cost of the additional insurance. Auction House is not liable for lost/damaged items once the item has been dropped off at USPS & given a tracking number beyond the scope of what USPS insurance policy and what the USPS will cover.
Packing the boxes for item safety is per the discretion of the Auction House.
