If Buyer requests an inspection, inspection may be made at Buyer‘s expense, and must be completed prior to close of auction. Property is sold “AS IS”. Seller will not be providing a written disclosure as pursuant to Minnesota Statutes Section 513.52, thru 513.60. Seller and prospective Buyer will sign agreement in writing waving this disclosure. Successful bidder will be required to provide a $5,000 non-refundable down payment within forty-eight (48) hours of the close of this auction, at the time of signing the Purchase Agreement. The Purchase Agreement will be completed through the Law Office of Attorney Timothy J. Peterson, PO Box 369, 12839 Lake Blvd., Lindstrom, MN 55045, with closing taking place at Chisago County Abstract Company. The property will be sold to highest bidder unless Seller's Reserve is not met. All property in the auction will be sold to the highest bidder, subject to minimum reserve price. In this case, the bid price is subject to the seller's confirmation that reserve has been met. Closing will take place within thirty (30) days of signing Purchase Agreement. Seller will provide Buyer an Owners Policy of Title Insurance subject to standard exceptions. Successful bidder will receive a Warranty Deed from Seller. All information is deemed reliable; however, it is the Buyer’s responsibility to do his or her due diligence, and verify information at his or her own expense.
