There is no inspection for this unit. It was opened for the pictures and sealed again. No one is allowed in the unit until they are paid for.
No assumptions are to be made regarding any of the items in unit.
This unit has not been picked or gone thru. It is the same as the storage customer left it and no one can go into the unit until sold and paid for.
Winning bidder must contact Sam (701-642-1891) to set up date for unit cleanout.
Each bid placed is a binding agreement to purchase the entire contents of this unit. It is the winning bidder's responsibility to contact the selling facility and pick up the unit contents within 72 hours. The existing tenant has the right to cure the lien until the winning bidder pays for the unit. There is no onsite disposal, all contents of the unit must be removed by the winner and the unit swept clean. A cleaning deposit of $100 must be paid in CASH to the facility before items are removed. The cleaning deposit is a way for the storage facility to make sure you don't take what you want and leave the rest. The $100 fee will be returned once the unit is inspected following cleanout.
In the case where a tenant pays their bill after the auction closes, but before the winner pays for the unit, the storage facility will void the win.
Additional Terms; Payment to be made by immediately by credit card when auction is won. Contact facility immediately (not more than 24 hours) when auction ends to make arrangements to pick up the unit contents. Tenants bidding on their own unit do not alleviate the debt obligation and will still owe the full balance due on the unit. Buyer has 72 hours to clean out the unit. Deposit of $100 (to be returned when unit is completely empty and cleaned out). If the unit is not empty and swept clean at the 72 hour mark , the unit will be considered abandoned and will become the property of the storage facility.
NOTICE: The defaulted tenant has the legal right to cure the account thus canceling the auction up until the payment is received from the winning bidder.

Payments: All items MUST be PAID by pickup date for all auctions. Items not paid for by close of pickup day will be marked as no-show, items will be forfeited and bidding account will be suspended.
Checks: Will be accepted with prior approval
Pickup: We will only hold items if paid for by pickup day and with prior approval. Our space is very limited! Items won that are not paid for on the pick-up day will be forfeited and set as 'no-show', items will then become property of 3RT. Compliance & Enforcement
Failure to comply with auction terms, including removal requirements, may result in suspension of bidding privileges.

Duplicate accounts will be deactivated. Suspected fraudulent activity may result in bid removal, account holds, or permanent suspension. K-BID reserves the right to refuse service to any user and may refer fraudulent behavior to appropriate authorities.
Seller Conduct
Sellers and their agents are strictly prohibited from bidding on their own items.
Sales Tax
Applicable sales tax will be collected by the independent auction company managing the auction.
