*Wonderful Eden Prairie Estate Auction*
Pick-up is at a Senior Living Cooperative. Respect and Care for the Property is Paramount. Orange cones will be used to designate parking for Heavy Items.
*For the Inspection Appointments, you will need to call Mike at (651) 600-2511 to be let into the building.*
*You must bring help to remove furniture, heavy items, etc. Dollies, handtrucks, moving blankets, and tools are a must to remove some of the items. The lots are located on the 3rd Floor of the building. There is an elevator. You will have to be escorted up and down the elevators. We will try and have smaller lots ready for you at the front door when possible.
**We will not be moving items for you.**
No on-site payments on day of pick-up. YOU WILL NEED TO PAY ONLINE VIA K-BID BEFORE PICK-UP. NO EXCEPTIONS. NO PAYMENTS ON-SITE. This will help expedite the removal process.
Pick up must occur before 4 pm. No exceptions will be made. If you don't show up before the end of the pick-up period (4 pm), you forfeit the items. No Exceptions.

Please review the pick-up schedule BEFORE bidding to ensure you are available or can send someone in your place to pick up your items. DO NOT Call and ask for a special individualized pick-up date and time as we cannot accommodate this. If you are bidding, you are aware of the pick-up date and time and it is not our responsibility to send reminders. We do our best to send reminder texts and phone calls when needed.
No packing materials including boxes are provided. Customers are responsible to make sure they have all their items before leaving the pick up/auction site. We are not responsible for items they forget or leave behind.
If purchasing furniture, you will need to bring help as employees do not provide lifting and moving assistance.

Employees of Heartland Estate Sales & Services, LLC are unable to help lift, carry, or transport large or heavy items.
IMPORTANT: Inspection and removal times are firm. DO NOT bid on this auction if you are unable to honor the scheduled removal/ pick up time(s) and day. At the close of the removal/ pick up day, all unpaid invoices will be processed as NO SHOWS and all remaining lots will be considered abandoned and disposed of at the affiliates discretion.
No refunds will be given for abandoned lots. If you are unable to pick-up on pick-up day you forfeit the lots.
Auction Terms Addendum
This auction is contracted and managed by an independent auctioneer. By placing a bid, you agree to both the auction-specific terms listed on this page and the K-BID User Terms and Agreements.
Platform Role
K-BID Online, Inc. (“K-BID”) operates and maintains K-BID.com as a venue for independent auction companies to conduct online auctions.
They are independent entities and are not employees, agents, or representatives of K-BID. K-BID’s knowledge of individual auctions is limited to the information provided on the website.
Bidder Responsibilities
By placing a bid, you confirm that you are at least 18 years old and agree to comply with all applicable terms.
Inspection & Removal
Inspection dates and times are provided for every auction. Bidders are strongly encouraged to inspect items prior to bidding.
Removal day is not an inspection day.
Once an auction closes and an invoice is issued, the winning bidder is obligated to complete the purchase.
Item Condition
All items are sold “as is, where is,” with no guarantees or warranties. Buyers are responsible for their own due diligence.
Buyer’s Premium
If applicable, Buyer’s Premium caps are applied per item, not per invoice.
Auction Process
Compliance & Enforcement
Failure to comply with auction terms, including removal requirements, may result in suspension of bidding privileges.
If bidding privileges are suspended due to unpaid invoices:
Duplicate accounts will be deactivated. Suspected fraudulent activity may result in bid removal, account holds, or permanent suspension. K-BID reserves the right to refuse service to any user and may refer fraudulent behavior to appropriate authorities.
Seller Conduct
Sellers and their agents are strictly prohibited from bidding on their own items.
Sales Tax
Applicable sales tax will be collected by the independent auction company managing the auction.
*At our descretion, shipping may be available for individual jewelry pieces ONLY. There will be a $4.00 handling charge in addition to postage. You will need to pay your K-BID lot(s) invoice online and then we will send you a separate Square invoice for shipping and handling.
We will not ship the large Jewelry box lot.*
