PLEASE NOTE: This sale is being conducted in a private home; therefore, we have limited availability to the property so pick up/removal is on the scheduled day only with no exceptions. We are not able to accommodate individual/specialized pick-up dates and times. Please review the pick-up schedule BEFORE bidding to ensure you are available or can send someone in your place to pick up your items. DO NOT call and ask for special individualized pick-up dates and times as we cannot accommodate this. If you are bidding, you acknowledge that you are aware of the pick-up date and time, and it is not our responsibility to send reminders. We do our best to send reminder texts and phone calls when needed.
No packing materials including boxes are provided. Customers are responsible to make sure they have all their items before leaving the pick-up/auction site. We are not responsible for items forgotten or left behind.
If purchasing furniture or larger items, you will need to bring appropriate help as employees do not provide lifting or moving assistance. Items in the lower level of the home will need to be removed through the basement door and around the side of the house.
On occassion there is computer gliche with photos. If it is clear a photo has been inserted in a lot by accident or computer error, it is NOT part of that lot and will not be included. We will default to the description as to what is included in the lot. Thank you.

IMPORTANT: Inspection and removal times are firm. DO NOT bid on this auction if you are unable to honor the scheduled removal/ pick up time(s) and day. At the close of the removal/ pick up day, all unpaid invoices will be processed as NO SHOWS and all remaining lots will be considered abandoned and disposed of at the affiliates discretion. **Shipping is available (see shipping terms)
No refunds will be given for abandoned lots.
Inspection dates/times are available for every auction. Bidders are strongly encouraged to inspect prior to placing bids. Removal day is not inspection day. When an auction ends, and the winning bidder invoice appears on the bidder’s dashboard, the bidder is obligated to honor their bid(s).

By participating in this auction, you release Estate Sales Minnesota of any liability of damage or injury that may occur on the premises of this auction.

Auction Terms Addendum
This auction is contracted and managed by an independent affiliate. By placing a bid, you agree to both the auction-specific terms listed on this page and the K-BID User Terms and Agreements.
Platform Role
K-BID Online, Inc. (“K-BID”) operates and maintains K-BID.com as a venue for independent auction companies (“Affiliates”) to conduct online auctions.
Affiliates are independent entities and are not employees, agents, or representatives of K-BID. K-BID’s knowledge of individual auctions is limited to the information provided on the website.
Bidder Responsibilities
By placing a bid, you confirm that you are at least 18 years old and agree to comply with all applicable terms.
Inspection & Removal
Inspection dates and times are provided for every auction. Bidders are strongly encouraged to inspect items prior to bidding.
Removal day is not an inspection day.
Once an auction closes and an invoice is issued, the winning bidder is obligated to complete the purchase.
Item Condition
All items are sold “as is, where is,” with no guarantees or warranties. Buyers are responsible for their own due diligence.
Buyer’s Premium
If applicable, Buyer’s Premium caps are applied per item, not per invoice.
Auction Process
Compliance & Enforcement
Failure to comply with auction terms, including removal requirements, may result in suspension of bidding privileges.
If bidding privileges are suspended due to unpaid invoices:
Duplicate accounts will be deactivated. Suspected fraudulent activity may result in bid removal, account holds, or permanent suspension. K-BID reserves the right to refuse service to any user and may refer fraudulent behavior to appropriate authorities.
Seller Conduct
Sellers and their agents are strictly prohibited from bidding on their own items.
Sales Tax
Applicable sales tax will be collected by the affiliate managing the auction.
Shipping is available for most reasonably sized items at the cost of shipping in addition to our processing fees. Our in-house processing fee structure is as follows:
We will not ship an single order for a single bid of $10.00 or less.
*** If you purchase multiple lots/ items and we are able to combine them into one package you will only be charged one processing fee.
AFTER you have paid for your items on K-Bid, a separate invoice for the cost of shipping will be emailed to you with in a week.
We can not ship your items until you have paid your K-Bid invoice.
Shipping fees cannot be calculated in advance as the items have to be packaged and the package weighed and measured before shipping fees can be calculated.
Once the items have been sent to the shipping department and have been packaged for mail and you have been sent an invoice, picking up your item will no longer be an option as time and money will have been spent to package up your item/s. Thank you.

Payment for shipping is a separate transaction. We will email you a separate invoice for the cost of shipping with in 6-8 days after you have paid your K-Bid invoice and requested shipping.
