Auction Details:

Massive 2 story house to be moved. Exquisite home to be moved. Located 2 miles north of Lake Park, MN. 56554. The house Measures 36 x 32 feet on all three levels which has a full height ceiling walk up attic plus an attached 2 plus stall garage 24 x 32.  The total livable square footage is 2385. This does not include square footage of the attic or basement.   The front porch is 10 x 28 but is built on a rock foundation so it will not be able to be moved with the house. You are entitled to all the components of the porch and may retrieve all, some or none of it.

The home has only two families own it since new 108 years ago. The current family has been there for about 30 years, but  wants to keep the farm site but have the house relocated. It has been vacant the last few years but the heat has been kept on so nothing has froze. 

The upgrades are many, including ABC Seamless steel siding, soffit, fascia and 5"gutter about 15 years ago. The roof has been changed to a metal "shingle look" in 2020. All the windows were replaced in 2009 with Andersen Windows including the porch windows.  Just a few of the screens have some minor damage from weather. The Rheem high efficiency propane furnace was updated in 2012 and the central air conditioning unit is a bit older. The furnace can be converted to natural gas with a connection conversion about $150. The heat and AC work as they should. Currently the house is hooked up and capable of off-peak electric heat. At the same time a water softener was added and works as it should. The A.O. Smith electric water heater was new in 2009. The plumbing has been updated as well as much of the electrical. The upstairs is heated by electric baseboard heat. There is no upstairs ductwork, so the air conditioning is limited to the main floor. However, with clever use of fans in the 2 stairwells the bedrooms remain cool. Another option would be window AC units, portable AC units or ductless mini-split. The top "square" of the house has a slight pitch which has never been a problem. 

The room sizes are as follows: kitchen 12 x 18, laundry/pantry 6 x 5, dining 15.5 x 12, main floor bonus room 12 x 11, half bath 3.5 x 3, foyer 8 x 4, entry hallway 10.5 x 4, master bedroom 11 x 25, full bath 12 x 6, bedrooms 2 & 3 10.5 x 12 (not including 3 x 5.5 closets), linen closet 4 x 1.5, sun porch 6 x 13.5. The main floor rooms have 9 foot ceilings while the upstairs are 8 foot.

The foundation joists are full dimension 2" x 8". This house is very sturdy and square. The joists appear to be cemented into the foundation. they are simply sealed and do not appear to be very thick. The exterior improvements made have exceeded $50,000. The windows another $20,000. The dining and living room built-ins are in fabulous condition along with all the other wood work and railing. There is a "servants" back staircase to the second floor which comes up by the attic door and master bedroom. The oak cabinets in the kitchen are plentiful. Overall this is a fabulous opportunity to buy old world quality with the updates of a newer home. Cost to build this currently as it is constructed would exceed $300,000. 

Included in the home will be the washer/dryer combo, both front loading, refrigerator, dishwasher, stove and all of the heating/cooling  components, the electrical panels and wiring, the water softener, hot water heater and a freestanding dehumidifier. 

The driveway is about a quarter mile long. It is paved and is between 10 and 11 feet wide. The road shoulder or ditch embankment (about 8 feet each side) falls off a bit. I have taken pictures to give a visual of what it looks like. Also, the farmer is willing to allow the house to be moved across his alfalfa field if the weather ever dries out. The gravel township road is 25 feet wide and is about a half mile from county road 7 which is paved. The cost of disconnecting utilities, elevating the house and moving the house is your responsibility. Feel free to have a house mover take a look, as they are more than willing to see the situation before offering up a quote.
