Auction Terms & Conditions

Thank you for participating in our auction. By bidding, you agree to the following terms and conditions. Please read them carefully before placing any bids. For questions, contact EES Services LLC at 612-584-7838 prior to bidding.

Important Information

  • All Sales Are Final: No refunds or returns will be issued, except in cases where an item cannot be located during removal. You will be asked to sign an invoice confirming receipt of all won items before leaving the auction site. Bid only on items you fully understand—when in doubt, don’t bid!

  • Inspections Strongly Encouraged: Schedule an inspection prior to bidding to assess item condition. Pick-up day is not an opportunity for inspection.

  • Photos Take Precedence: Lot descriptions may be generated with AI and could contain errors. By bidding, you agree to rely on the photos as the binding representation of the items, not solely the written description.

Payment Terms

  • Accepted Methods: We accept cash, Visa, and Mastercard debit/credit cards (online or in person on removal day). Payments over $5,000 require certified funds (e.g., wire transfer) unless we approve a card payment with an additional 3% fee at our discretion.

  • Full Payment Required: All invoices must be paid in full before items are removed or shipped. Unpaid invoices by the end of the removal period will be considered abandoned.

Pick-Up & Item Removal

  • Pick-Up Schedule: Review the pick-up schedule before bidding. By placing a bid, you confirm your availability—or that of a designated representative—during the specified times. Reminder notifications are not guaranteed.

  • Preparation: Bring your own packing materials (e.g., boxes, tape, bubble wrap) and adequate assistance. We do not provide packing supplies or guarantee staff help for loading or moving items.

  • Large Item Removal:
    • Plan for sufficient help and appropriately sized vehicles, especially for items on upper or lower levels of private properties.

    • If staff assistance is requested and available, a $100 fee per bidder applies for lifting, carrying, or moving items.

  • Ownership & Risk: Ownership and risk of loss transfer to the buyer immediately upon winning the bid and full payment of the invoice.

No-Show & Abandoned Items Policy

  • No Late Removals: Items not picked up by the end of the scheduled removal period will be marked as "No Show" and considered abandoned.

  • Disposal: Abandoned items may be disposed of at EES Services LLC’s discretion, with no refunds issued.

  • Account Penalties: No Shows risk account suspension and may incur fees to reinstate bidding privileges.

Additional Terms

  • Buyer Responsibility: Bidders are solely responsible for verifying schedules, arranging help, and inspecting photos carefully before bidding. Items are sold "as is, where is."

  • Liability: By entering the auction site, bidders indemnify EES Services LLC, property owners, and affiliates against any claims, damages, or liabilities (including legal fees) arising from injury, theft, or other incidents related to the sale or removal process.

  • Disputes: Any concerns about item condition or description must be raised with our staff on removal day, prior to leaving the site. Once you leave, you acknowledge that all lots were received as expected, releasing EES Services LLC from further claims.

We strive to make your auction experience seamless and enjoyable. Please plan accordingly and reach out with any questions before bidding. Happy bidding!
