Terms and Condition: The highest bid is being offered to the seller for consideration in executing Minnesota Standard Purchase Agreement. Do not bid on the property if you don’t intend to close. There is a $15,000 deposit required from the highest bidder. Any bidders must have the ability to close (preapproval letter or proof of funds). Closing must be within 30-45 days or sooner and the balance of the purchase price must be paid in full at Closing. Successful Bidders will execute a standard Minnesota Real Estate Purchase Agreement immediately after the auction is completed. This auction is in being conducted in cooperation with Jenna Nepper, RE Agent who will prepare the purchase agreement. Real Estate Brokers or Agents representing clients in this auction MUST have shown the property through MLS Book-A-Showing at least 72 hours prior to the auction.

This auction is contracted and managed by an independent auctioneer. By placing a bid, you agree to both the auction-specific terms listed on this page and the K-BID User Terms and Agreements.

Inspection & Removal

Removal day is not an inspection day.
Once an auction closes and an invoice is issued, the winning bidder is obligated to complete the purchase.

Auction Process
Compliance & Enforcement
Failure to comply with auction terms, including removal requirements, may result in suspension of bidding privileges.
If bidding privileges are suspended due to unpaid invoices:
Duplicate accounts will be deactivated. Suspected fraudulent activity may result in bid removal, account holds, or permanent suspension. K-BID reserves the right to refuse service to any user and may refer fraudulent behavior to appropriate authorities.
Seller Conduct
Sellers and their agents are strictly prohibited from bidding on their own items.
Sales Tax
Applicable sales tax will be collected by the independent auction company managing the auction.
